Purpose of the future business zone, or activities that will be carried out in her framework are production-service-storage activities, and exact function will be defined when the owners of parcels will be known. In accordance with the spatial plan and preliminary plan it is planned subdivision of land on 6 parcels, and according to investor demand one parcel area of approx. 60 m2, which is intended for the construction of the substation.

COMMUNAL INFRASTRUCTURE

Road Šandrovac - Pupelica, from which is planned entrance to individual parcels, passes water, telephone and gas networks. By the end of 2012 it is planned construction of the substation.

WATER INSTALLATIONS

Along the road Šandrovac - Pupelica is derived water supply network with HDPE pipes dimensions D160. Each prospective user of water supply network needs to obtain conditions from the distributors according to their needs.

POWER NETWORK (available power), description.

Over the land of business zone passes above ground 10 kV transmission line. A new power network should ensure supply of electricity to all customers of business zone. In order to achieve this in a commercial zone will be built a new substation 10 (20) / 0.4 kV, which will be interpolated into the existing high voltage distribution. All electrical power distribution will be carried out underground.
Low voltage power distribution will provide, any business entity within the zone safe, stable and continuous power supply. It is designed for low voltage distribution power so that the new substation 10 (20) / 0.4 kV located in the center of the zone on a separate parcel, with underground cables, PPOO-A 4x150mm2, connect SSPMO on each individual parcel. This would ensure to all future users connection to the LV distribution network and quality supply of electricity that needs to be presented in the main project for the construction of a building in a separate proceeding.

SEWERAGE SYSTEM

Drainage of storm water will be solved directly by its own ground, waste and faecal waters will be solved in a mini sewer treatment plant sanitary sewage (biorotor etc.) with controlled discharge into the channel at the back of the parcel. Capacity of the wastewater treatment plants of sanitary-sewage water should be determined in the main project for each parcel.

TELEPHONE

Each parcel in the economic zone has the ability to connect to tele-communication system. Joining subscribers will be performed in an underground cable connection box that will be made in the most suitable façade wall of future commercial buildings at a height of approx. 1 m from the ground level.

GAS

Along the road Šandrovac-Pupelica is derived pipeline HDPE pipe dimensions d110 and 3 bar pressure that will connect consumers and business facilities. Each prospective user gas network needs to obtain the conditions for the connection of gas distributor according to their needs.

TRAFFIC / DESCRIPTIVE

For the functioning of the business zone is necessary to organize traffic.
It is necessary to take the following procedures:
1. provide access from individual parcels of the Zone to the road Šandrovac-Pupelica
2. considering that business zone is predominantly productive purposes, where it is planned to increase transport of vehicles for the diversion from the road Šandrovac-Pupelica which is approx. 5 m width, gates are planned to be constructed at a minimum width of 10 m with a radius of connecting to a public road of 6 m.

COMMENT ON THE POSSIBILITIES OF THE ZONE (in terms of infrastructure, ownership, location plan)

All the required spatial plans are enacted. The land is owned by the Municipality of Šandrovac, tenders for sale are not open. Until the end of 2012 it is planned construction of the power station.
