All parcels in the zone (9) are sold. There will be a termination of the contract for a parcel of 4985m2, which will be free for sale again. The economy in the immediate vicinity is predominantly agriculture, farming and livestock and horticulture. In the immediate vicinity of approximately 5 km are rich geothermal deposits whose exploitation is expected in the next 5 years.

All roads are derived, pavement width of 6.0 m, lane width 3.0 m, and the parking lot 7.0 m (lane width 3.5 m) All roads were built in the longitudinal decline while the cross fall of the same is 2.5 %. Business area has two intersections. Length of the intersection I is 181.2 m. Radius 18.0 m. Length of the intersection II is 106.7 m and 15.0 m radius. On the roads there is horizontal and vertical signaling.

COMMENT ON THE POSSIBILITIES OF THE ZONE (in terms of infrastructure, ownership, location plan)

All the required spatial plans are enacted. All plots have been sold in the area but one of the investors gave up on gas station construction, area of 4985 m2 and is soon expected to become vacant plot listed for resale.
Infrastructure is provided. Investors are exempt from paying municipal fees and 100% of utility fees in the first year of operations. In the second year they are released 50% charge, in the third year 25%. In the price of land is included connection to electricity.

Business zone ZONE-P is located approximately 100 km from Zagreb, on the state road D-28, approximately 45 km from the highway Vrbovec-Zagreb, 18 km from the nearest railway center, 105 km from the nearest airport. Municipality of Severin has 879 inhabitants. Nearest urban center is Bjelovar-15 km, which is a regional, economic and social center of the region with a population of 40 000 inhabitants. In the vicinity of the zone in the future it is planned exit from highway.
